What we look at
A roof inspection covers the field of shingles, the ridges, the valleys, the pipe boots, and the step flashing where a wall meets the roof. If the attic hatch opens safely, we look for wet decking, daylight, and stained insulation. Photos come back with the recommendation.
We do not price a roof from a driveway photo. A picture can show a torn shingle. It cannot show a soft deck or a wet valley that is still closed up.
Repair when a repair will hold
A cracked boot, a lifted flashing, or a handful of damaged shingles can be a repair. You should hear that clearly when it is true. Patching a roof that is losing granules across the whole field only moves the leak.
When the right job is a replacement, the quote names the tear-off, the underlayment, and any decking that has to be replaced once the old shingles are off. Decking that looks fine from the attic can still fail in spots. Those boards are called out, not buried in a round number.
After a storm
Wind lifts tabs and pulls at ridge caps. Hail bruises a shingle in a way that is easy to overcall from the ground. We mark what we can actually see and separate storm damage from ordinary age. If you are filing with an insurer, you still get our inspection notes either way.
